The Shops on Henderson Renovation
August 2006 — Marc
and Roger Andres, brothers and principals of Andres
Properties, are teaming up with Joe Funk Construction
Engineers for the second time on Henderson Avenue to convert a
40-year-old supermarket and retail strip into the Shops on Henderson.
This new 20,000 sf project will be used for retail and restaurant
space that is divided up and leased to multiple tenants. The property
is located at 2311 N. Henderson Avenue and Capitol Avenue in the
booming housing and retail development that is underway between
Central Expressway and Ross Avenue across the highway from the
upscale Knox Street development.

The goal is to have the new shell of the building ready for occupancy
by January 2007. Specific services provided by Joe Funk Construction
Engineers for a total contract value of $850,000 includes initial
demolition work followed by exterior and interior construction
to accommodate the needs and provide the amenities for up to nine
tenants—namely, fire protection, electrical work, plumbing
for bathrooms, site utilities, etc. “We prefer the challenge
of complex renovation construction projects and pride ourselves
on doing an exceptional job on these type of projects so we appreciate
this opportunity to partner with Andres Properties as they continue
to play a dominant role in redeveloping the stretch on Henderson,”
according to Rusty Norris, Executive Vice President
with Joe Funk Construction Engineers.

Leading the Joe Funk Construction Engineers team on this project
is Mike Morrison as Project Manager and Roger Shaw
as superintendent. Bernbaum Magadini Architects,
a Dallas-based high-end firm is providing architectural and design
services with Bob Borson serving as the Project
Architect. “Knowing Marc and Roger Andres as well as Bruce
Bernbaum for over thirty years makes the Shops on Henderson
and any other project we work on together especially meaningful
to me personally as well as to our firm,” says Mitchell
Meyers, Vice President with Joe Funk Construction Engineers.
“I have a great deal of respect for their business savvy
and the excellent opportunities that Marc and Roger are creating
for prospective tenants who are looking for trendy new establishments
converted from older buildings.” You can learn more about
